Taking a look at our numbers through the end of February 2026, I'm noticing a trend. Our average winter lows and average summer highs have been slowly trending upwards since 2023. This leads me to believe that there is a good chance we will see the summer of 2026 average prices come close to the all-time highs we saw in the summer of 2022. Our average sales price in Feb was $595,000, average days on market was 37, there was a total of 705 homes for sale, and the months of supply was 2.1. This is for all property types: residential, manufactured, farms, and vacant land.
My advice for home buyers - It's no easier than it has been the past few years, and it doesn't look like it will change much. With interest rates likely to fall, it's more likely that prices will trend upwards. Having a smart strategy is more important than ever!
