3 Steps To a Successful Home Sale

First - Marketing

My marketing strategy involves several key steps designed to give your home the maximum exposure it deserves. We'll begin by capturing high-quality photography and video to highlight your property's most attractive features.

Once we have outstanding photography and video, we’ll create a dedicated webpage for your home. Your homes webpage will have all of your photography, videos, and information about the home in one place, allowing buyers to have a unique and memorable interaction with your home.

With your webpage in place, we're ready to market it to buyers. I will create a printed campaign with a custom QR code that makes it easy for buyers to go directly to your homes webpage, then I will spread these materials throughout Kitsap County. On Facebook, Instagram, and YouTube, your home will be promoted through carousel ads, short-form videos, full-length walkthroughs, and neighborhood highlight reels—all paired with carefully chosen keywords and descriptions to boost visibility in Google searches. I'll use geotargeted ads online to connect with local buyers, and I will use Google Ads designed to capture the attention of buyers relocating to Kitsap County from out of the area.

On the back end of your webpage I will use Google Analytics and Facebook Pixel. This allows us to track buyer interest and retarget those who have already engaged with your listing, keeping your home top-of-mind even after they’ve left the page.

​Finally, we will utilize the classic marketing strategies as well. Your listing will appear on trusted platforms like NWMLS, Zillow, and Redfin to capture buyers the moment it goes live. Combined with the custom webpage, we can track interest, follow up directly with potential buyers, and convert curiosity into serious offers.

Second - Pricing Your Home

Pricing your home correctly is one of the most important steps in a successful sale. We could do everything else right, but if the price is off, the home won’t sell. Having lived in Kitsap County since 1995, I bring a deep understanding of the local area. I also stay current on market data and tour numerous homes each week. This experience allows me to combine local insight with real-time market knowledge to help you price your home accurately—and competitively.

Third - Being Show Ready

Lastly, now that we've attracted our buyers, we need to have the home as "show-ready" as possible. Take care of any needed repairs, choose neutral paint colors where possible, keep both inside and outside tidy, and make sure the home smells clean and fresh. We need our buyers to feel comfortable and to envision themselves living there. I can provide home staging when needed, as well as a pre-inspection to give buyers more confidence in the quality of your home. If you decide you'd like us to host an open house, we can make it a memorable one. We'll create an event-style open house with light refreshments, music, and targeted promotion. This approach draws more attention, creates buzz, and increases buyer competition.
